Washoe County Real Estate Market Update: Fall Trends & Smart Strategies

The Washoe County housing market is shifting, and both buyers and sellers need to be prepared. Whether you’re thinking about upgrading while holding onto a low-rate mortgage or navigating today’s affordability challenges, understanding the latest data can give you an edge.

Key Market Highlights 

  • Median home price: $589,975 - down 3.3% from last August
  • Closed sales: 400 - down 6.5% month-over-month, but up 1.5% year-over-year
  • Median days to contract: 29 days (plan on 60–75 days from list to close)
  • Price per square foot: $321 - a 3.6% dip month-over-month
  • New listings: 475 - down 9% year-over-year and 16% from last month
  • Active inventory: 1,282 - 15.4% higher than last year, but 4.4% lower than last month
  • Month supply: 3.2 - still below a balanced market of 4 to 6 months
  • Interest rates: 6.25%–6.35% - affordability continues to be top of mind

What This Means for You

  • Sellers: Homes are taking longer to sell, so pricing strategically and offering incentives like repair credits can help you stand out.
  • Buyers: With more inventory and slightly cooling prices, you have more leverage when it comes to negotiations.
  • Homeowners with low rates: Over 80% of owners are locked into sub-4% mortgages — the so-called “golden handcuffs.” But with the right strategy, you can leverage your current property while moving into your dream home.
