• Closed sales: Up 6% year-over-year and 7% month-over-month, proof that motivated buyers are still out there
• Median days to contract: 40 days, though this varies by neighborhood and price point
• Active inventory:  About 1,160 homes, with a 2.7-month supply, indicating a market leaning toward buyers

What does this mean? Opportunity. Sellers listing in October are typically motivated, giving savvy buyers room to negotiate favorable terms.
