# [Jumbo Loans: A Bigger Mortgage With a Better Rate?](https://blog.livinginsouthreno.com/jumbo-loans-a-bigger-mortgage-with-a-better-rate)

If you're buying a higher-priced home, you may eventually hear the words **"jumbo loan."**

The name makes the basic concept sound pretty straightforward: you're borrowing a larger amount of money.

But jumbo financing doesn't always work the way buyers expect.

For some highly qualified borrowers, a jumbo loan can offer surprisingly competitive pricing. At the same time, lenders may expect stronger credit, more money in reserve, and a larger down payment.

So when does a mortgage become jumbo, and what should you consider before choosing one?

## When Does a Loan Become a Jumbo Loan?

For 2026, the conforming loan limit for a one-unit property in Washoe County is **$832,750**. A loan amount above the applicable conforming limit is generally considered a jumbo loan.

It's important to understand that we're talking about the **loan amount**, not necessarily the home's purchase price.

A buyer purchasing a home above that price could still use a conforming loan if the amount borrowed remains within the applicable limit.

## Pro: You Can Finance Above the Conforming Loan Limit

This is the fundamental purpose of a jumbo loan.

It lets buyers finance homes when the amount they need to borrow exceeds the limits for conforming mortgages.

That's especially relevant in higher-priced housing markets and for buyers who don't want to put down enough cash to bring their mortgage below the conforming threshold.

## Con: Qualification Can Be More Demanding

Jumbo lenders are taking on larger loans, and qualification requirements can be more stringent.

Credit score, existing debts, income, assets, and the borrower's overall financial profile can all become especially important.

In our conversation, Elena explains that borrowers with stronger credit generally have access to more favorable jumbo options.

## Pro: Strong Borrowers May Find Competitive Rates

Here's where jumbo loans can surprise people.

It's natural to assume that a larger mortgage automatically comes with a higher rate.

That isn't necessarily true.

For well-qualified borrowers, jumbo pricing can sometimes be very competitive with conventional financing. Different banks can also establish their own requirements for jumbo products, which is one reason comparing lenders and programs matters.

In other words, don't assume you know which option will have the better rate until you've actually compared them.

## Con: You May Need More Money in Reserve

Your down payment isn't necessarily the end of the cash conversation.

A jumbo lender may also require borrowers to have substantial reserves remaining after closing.

Reserves are funds available to cover future mortgage payments if something unexpected happens.

In the video, Elena gives an example of a $6,000 monthly housing payment and explains that six months of reserves could mean about $36,000 available after closing. Actual requirements will depend on the borrower, lender, and loan program.

Buyers need to account for this before deciding how much cash to put toward the purchase itself.

## Pro: Different Loan Structures May Be Available

Jumbo financing isn't necessarily one loan with one set of rules.

Depending on the lender and borrower, there may be different ways to structure the financing.

That's another reason it's worth sitting down with a lender well before you're ready to write an offer.

Instead of simply asking, **"What's today's jumbo rate?"**, look at the complete picture.

How much should you put down? How much cash should you keep available? What loan structure makes sense? What will the monthly payment look like?

Those decisions are much easier to make before you find a house and start negotiating.

## Con: Down Payment Requirements Can Be Higher

Jumbo loans may require more money down than some other financing options.

The exact amount depends on the loan amount, lender, borrower's qualifications, and the specific program.

That's why you shouldn't view the down payment in isolation.

A particular structure may preserve more cash but create a different monthly payment. Another may require more upfront but produce a different long-term result.

The goal is to compare the complete scenarios.

## Don't Wait Until You're Under Contract

This may be one of the most useful points from our entire conversation.

If you're considering a higher-priced home, **figure out your financing strategy before you start writing offers.**

Once you're under contract, deadlines start moving quickly. That's not the ideal time to discover that another loan structure might have made more sense.

Sit down with your lender, compare the options, get the numbers in writing, and understand what you're comfortable with before you find the house.
