If you've been watching the Reno-Sparks housing market lately, you may be wondering what's really going on. Are we in a buyer's market? A seller's market? The answer isn't quite that simple.

The September 2026 Reno-Sparks Market Report, covering August housing activity, gives us some interesting numbers. The median sales price for resale homes reached $620,000, up 5% from a year ago. At the same time, only 394 homes sold during the month, a 20% decline from July.

So, home prices are holding up, but fewer homes are changing hands.

That's why the market can feel a little confusing, depending on whether you're buying, selling, or just keeping an eye on your home's value. Let's take a closer look at what the latest numbers mean for Reno-Sparks homeowners and buyers.

A Market That Can Change From Neighborhood to Neighborhood

The median time from listing to contract was 27 days in August.

But averages don't tell you what's happening with every property.

We're seeing some homes remain on the market much longer than expected, while others that are well positioned and priced appropriately can still move quickly and even attract multiple offers.

That's why I wouldn't make a buying or selling decision based solely on a headline about the overall Reno-Sparks market. What's happening in your particular neighborhood and price range matters.

Inventory Is Shifting Too

New listings fell to 455 in August, down 21% from July, while the months' supply of inventory reached approximately 2.5 months.

We're also still seeing what I call the "golden handcuffs" effect. Homeowners with significant equity and low mortgage rates may want to move, but replacing a 3-percent mortgage with today's higher rate can dramatically change the monthly payment.

That affects both sides of the market. It can keep potential sellers from listing their homes while affordability remains one of the biggest concerns for buyers.

What Does This Mean If You're Selling?

Pricing matters.

This isn't the market where sellers should assume a home will sell simply because inventory remains relatively limited. Buyers have choices; they're watching their monthly payments closely, and they're paying attention to value.

The right strategy can also vary considerably from one Reno-Sparks neighborhood to another.

A slower sales environment can create opportunities that aren't obvious from the median-price number alone.

We're also seeing transactions cancel, which is one reason a backup offer can be a strategy worth discussing if you miss out on a home you really wanted.
